Access Statement
Introduction
The Light House is a detached four bedroom contemporary reverse living house with stunning sea and coastal views around Carbis Bay and towards Godrevy lighthouse. There are two bathrooms and two shower rooms, three of these being en-suite. The house is located on the seaward side of Carbis Bay, Cornwall, above Carbis Bay Beach and the South West Coastal Path. There is a parking area to the front of the house for up to four cars and a garden at the rear of the house. We aim to meet the needs of all of our guests, however, due to the nature of the property this can make access for guests with limited mobility difficult and the house is unsuitable for wheelchair users.
The Light House is located on a level road with a moderately steep walk with steps down to the beach, via the coastal path.
The utility room, two bedrooms en-suite shower rooms, a further bedroom with bathroom adjacent to the room, are located on the ground floor. The garden, balcony, lounge, kitchen, dining room, master bedroom with en-suite bathroom and dressing area are located on the first floor.
Pre-arrival
- Should you require a Tesco food delivery or for a satellite navigation system, the postcode is TR26 2RF.
- The Light House is located on a road just off the main road into St Ives with easy access by car.
The nearest beach is Carbis Bay and is located 1000 metres away.
- The main centre of St Ives is located 1 ½ miles away.
- The nearest shop is the supermarket (Tesco) which is located 400 metres away.
- The bus stop into St Ives or out to Penzance or Truro is located 250 metres away.
- The Carbis Bay train station is located 1000 metres away.

- The house has gas central heating and a large hot water tank, guests are able to control the timing of these.
- The duvets and pillows are duck down and feather with quality bed linen and towels.
- All beds have mattress and pillow protectors.

- There are mains smoke detectors and a fire procedure in place.
- There is WI-FI internet access.
- Downlighters are used throughout the house.
Arrival and car parking facilities
- Please be advised that arrival time is strictly 3pm onwards.
- Directions and keys to the house will be posted before your arrival date.
- You can unload outside of the house in the driveway/parking area.
- On arrival there will be a welcome basket including Cornish provisions, tea bags, milk and fresh flowers. However, we recommend that you shop at Tesco, Carbis Bay.
- We have a comprehensive information folder and plenty of leaflets on local attractions.
Ground Floor
- There are two external door entrances into the house. The downstairs entrance has no steps but a small lip and leads into the tiled hallway.
- All bedrooms are carpeted and the bathroom, shower rooms and utility room are tiled.
- From the hallway there are doors into three bedrooms, one bathroom and a utility room.
- All bedrooms have privacy blinds and fully lined curtains. The bathroom has a blind.
- Two bedrooms have en-suite shower rooms with enclosed power shower with step up into shower, WC, towel rail, hand basin with mirror and light with shaver socket over. Bedrooms have king size beds, two bedside tables, two bedside lamps, chest of drawers, built in wardrobe, chair, occasional table, radio, alarm clock, hairdryer, flat screen TV and DVD player.
- The twin bedroom has two single (3’) beds, two bedside tables, two bedside lamps, chest of drawers, wardrobe, radio, alarm clock, hairdryer, flat screen TV and DVD player.
- The bathroom has a bath with power shower over, WC, towel rail, hand basin with mirror and light with shaver socket over.
- The utility room houses the hot water tank, boiler and controls, sink, washing machine, drier, iron and ironing board.
- There is WI-FI internet access. There is also a large selection of leaflets for tourist attractions and a small library of CD’s, DVD’s and board games.
- There are 14 carpeted stairs up to the first floor.
First floor
- There are two external entrances up to the first floor, one side has 12 steps and the other has 10 steps, both lead to the back garden.
- There are 3 steps up to the grass area of the garden.
- There are two decking areas, one has an outside table, four chairs and a parasol.
- There is outside lighting.
- There are 3 steps up to the back door which leads into the kitchen and 3 steps up to the decking area.
- The kitchen, dining room and master bedroom en-suite have tiled floors. The lounge, landing and master bedroom are carpeted.
- The kitchen has a breakfast table with 6 leather covered chairs and sliding doors that lead onto the rear garden decked area with seating.
- There is a wall mounted flat screen TV, large ‘American style’ fridge/freezer, double eye-level electric oven, full size dishwasher, gas hob, microwave and sink. The worktop, sink and hob are 90cm high. There is enough crockery, cutlery and glasses for 10 guests. Tea towels, oven glove, apron, and cleaning products are provided. There are blinds to the windows and floor length curtain to the sliding doors.
- The lounge has a two sofas and an armchair, seating 8 guests. There is a ‘pebble effect’ electric fire, two lamps, flat screen LCD Bang & Olufson TV with integrated DVD player and surround sound with linked hi-fi. There are two sets of French doors, one leading onto decking in back garden and the other leading onto balcony at the front of the house with outside table and four chairs. There are floor length curtains to the French doors and a blind to the window.
- The landing also has a door leading onto the balcony with floor length curtain.
- The dining room has a glass dining table with six crushed velvet chairs, sideboard, chaise lounge and floor length velvet curtains.
- The master bedroom has a king size bed, two bedside tables, two bedside lamps, chest of drawers, double seat, radio alarm clock, hairdryer, TV and DVD/video player. There are double doors with French balcony and floor length curtains. There is a dressing area with built in wardrobes to either side leading through to en-suite bathroom with corner bath, enclosed power shower, WC, two basins with mirrors over with lights with shaver sockets, vanity unit and towel rail.
Outside
- To the front of the property is the parking area with a small decked area with seating for four people and a balcony from the first floor lounge.
- To the rear of the property are two decked areas and a lawn garden.
Departure
- Check-out is strictly by 10am.
- Keys are to be posted through the letterbox on departure.
- You are asked to leave the house clean and tidy, any unreasonable additional cleaning required may be charged for.
